Central Florida is one of the fastest-growing regions in the US, with new communities around Lake Nona, Horizon West and Osceola County. Builders and remodelers keep roll-off containers busy year-round.

Vacation rentals get refreshed regularly, and storms bring roof and tree debris. Many homeowners use dumpsters for move-ins and move-outs in this high-turnover market.

Why Central Florida keeps dumpsters busy

Orlando is the fastest-growing large metro area in the country. The Orlando-Kissimmee-Sanford metro added roughly 76,000 residents between July 2023 and July 2024 to reach more than 2.9 million people, the highest growth rate among the 30 most populous U.S. metros, according to Census Bureau estimates highlighted by the Orlando Economic Partnership.

That growth shows up as new communities around Lake Nona, Horizon West, Clermont and Osceola County, and as a constant flow of move-ins, move-outs and remodels. Central Florida also has a large number of vacation rental homes that are refreshed between seasons, and storms regularly bring roof and tree damage inland.

City of Orlando: only approved roll-off haulers

Orlando has a rule that surprises many homeowners: inside city limits, the collection and removal of construction and demolition debris, concrete and similar project debris must be handled by an approved roll-off hauler. Companies that are not on the city’s approved list are subject to code violations and fines. The city publishes the list of approved haulers on its website.

What that means for you: if your address is inside the City of Orlando, ask the provider you are connected with whether they are approved for the city. Orange, Seminole, Osceola and Lake counties and cities such as Winter Park, Kissimmee and Sanford set their own rules.

Storm debris in Central Florida

Hurricanes lose strength inland, but they still reach Orlando. After Hurricane Milton in October 2024, Orange County’s debris collection took months: the county has about 2,300 miles of roadway, and by mid-November only a fraction of the county had been covered, according to reporting by WKMG News 6. For homeowners, that meant weeks of debris piles at the curb.

Before you book in Central Florida

  • Check your address: inside the City of Orlando, the hauler must be on the city’s approved list. Outside the city, county or city rules apply.
  • Check HOA rules: many newer communities around Lake Nona, Horizon West and Osceola County limit how long a container may sit in a driveway, and some require approval before delivery.
  • Vacation rentals: coordinate the container with guest bookings and cleaning crews. A container in the driveway during a guest stay rarely goes over well.
  • Storm season: from June to November, ask what happens to a container on site if a hurricane approaches. Loose debris in an open container can become a hazard.
  • Summer rain: afternoon storms are common in summer. Cover light debris so it doesn’t blow away and so rain doesn’t add weight.

Choosing a size for Orlando projects

  • Vacation rental refresh: furniture, mattresses and fixtures are bulky but light; a 20 yard container usually holds a house. Ask about mattress fees.
