Local know-how

Dumpster rental in Denver: what locals need to know

The Denver metro has a large stock of mid-century homes that are being updated, plus steady new construction on the eastern and northern edges.

Colorado's Front Range is known for hailstorms, which lead to many roof replacements every summer. Basement finishing projects are also very common.

Why the Front Range needs so many dumpsters

Metro Denver combines a large stock of older homes – brick bungalows, Denver squares and post-war ranches in neighborhoods such as Highland, Park Hill, Washington Park and Englewood – with newer suburbs in Aurora, Parker, Castle Rock, Thornton and Broomfield. Remodels, basement finishes, scrape-offs and new builds keep roll-off containers moving across the metro.

The Front Range also sits in one of the most hail-prone parts of the country. The hailstorm of May 8, 2017 hit the west metro – Wheat Ridge, Golden and Lakewood took some of the largest stones – and was estimated by the Rocky Mountain Insurance Information Association at about $1.4 billion in insured damage, the costliest catastrophe in Colorado history at the time. Roof replacements after storms like that are among the most common reasons to rent a dumpster here.

Denver container permits: the company applies

In the City and County of Denver, every container in the public right-of-way – dumpsters, roll-offs and other containers – requires a permit from the Department of Transportation and Infrastructure (DOTI). Denver is explicit about who applies: the permit is obtained only by the container company, because the company is responsible for maintaining, placing and moving the container. DOTI offers a residential annual permit and a one-time permit for arterial, collector and residential streets.

For you, that means: tell the provider where the container should stand. If it goes in the street or alley, the provider takes care of the permit and includes it in the price. On your own driveway, no DOTI container permit is needed. Suburbs such as Aurora, Lakewood, Arvada and Littleton run their own rules.

What Denver large item pickup covers

Denver Solid Waste Management collects large items on a rotating schedule, about every nine weeks. Construction materials – such as concrete, bricks and fencing – are not accepted, and neither are electronics, automotive parts or loose trash. For a remodel, a roof, a fence replacement or a basement gut, you need a private hauler.

Denver prices sit a little below the national average. Hail seasons push demand up quickly, and heavy debris such as brick, concrete and multiple roof layers adds weight charges. Delivery to mountain-foothill addresses or to the eastern plains towns can cost more.

Choosing a size for Denver projects

Winter, altitude and access

Snow does not stop interior remodels, but it affects delivery. Keep the drop spot and the approach shoveled, ask about chains or delays on steep foothill driveways, and cover the container so snow doesn’t add weight. On sloped driveways, a container can slide on ice; ask the provider about placement. Boards under the rails help protect concrete, which is prone to cracking in freeze-thaw cycles – see how to protect your driveway.

Older Denver homes: check before you demolish

  • Lead-based paint: many homes in Denver’s older neighborhoods were built before 1978. Contractors disturbing painted surfaces must follow the EPA’s lead-safe work practices.
  • Asbestos: old floor tiles, pipe and boiler insulation, some plaster and siding can contain asbestos. Have suspect material tested before demolition; asbestos waste never goes into a regular container.
  • Brick and masonry: Denver’s brick bungalows and Denver squares produce heavy masonry debris when walls or chimneys come down. Keep it in small containers.
  • Basements: finishing an older basement often starts with removing old paneling, carpet and drop ceilings – bulky, but light. A 10 to 15 yard container usually covers it.
