Dumpster rental in Austin: what locals need to know

Central Texas has been one of the fastest-growing regions in the US. Teardowns of older bungalows, infill construction in central Austin and huge new neighborhoods along SH-130 and US-183 all generate construction debris.

Remodels, home flips and move-outs are constant in a market with this much turnover, and storms regularly bring roofing work. Tight lots in central neighborhoods often mean a smaller container or a street permit.

Why Austin needs so many dumpsters

The Austin-Round Rock-San Marcos metro area had an estimated 2.55 million residents in July 2024, the 25th-largest metro in the country, according to Census Bureau estimates reported by Community Impact. It was still the fourth-fastest-growing large metro, after holding the top spot for much of the 2010s.

Growth brings two kinds of dumpster jobs. On the edges – Leander, Liberty Hill, Georgetown, Hutto, Kyle, Buda and Bastrop – new subdivisions go up. In central Austin, older bungalows and ranch houses are torn down or gutted for new homes, additions and accessory dwelling units, often on tight lots with little room for a container.

Austin bulk pickup is now on demand

Austin Resource Recovery customers get two bulk item collections per year. Since January 2025, these are scheduled on demand instead of on a fixed neighborhood schedule, as KUT reported. Accepted items include furniture, appliances and nail-free lumber, but construction and remodeling debris – including sheet glass and similar material – is not accepted.

For a remodel, an addition, a roof or a teardown, you need a private hauler. Round Rock, Cedar Park, Pflugerville, Georgetown and the other suburbs run their own programs.

Right-of-way permits: the TURP

A container on your own lot usually needs no permit. If it has to stand in the street, on the sidewalk or in the planting strip, the City of Austin requires a Temporary Use of Right-of-Way Permit (TURP) through its Transportation and Public Works right-of-way management division. Right-of-way work in Austin also requires the applicant to hold a right-of-way contractor license, which involves insurance and a bond – one reason why dumpster companies usually handle this permit for their customers.

Teardowns and heavy demolition cost more than the averages because of weight. Limestone rubble, concrete foundations and pier-and-beam debris are dense; plan for more than one haul on a full teardown.

Planning a teardown in Austin

Teardowns are a common Austin dumpster job, especially in central neighborhoods. A few steps come before the first container arrives:

  • Demolition permit: tearing down a house requires a permit from the city. Older buildings may go through a historic review before the demolition permit is issued, which can add weeks.
  • Utility disconnects: electric, gas, water and wastewater have to be disconnected and capped before demolition.
  • Hazardous materials: older homes can contain asbestos and lead-based paint. Have suspect materials tested before demolition; asbestos waste never goes into a regular container.
  • Tree protection: Austin protects many large trees, and demolition near them may require protective fencing. Plan the container spot so the truck does not drive over root zones.
  • Container logistics: on a tight lot, several swaps of a mid-size container are often easier than one large container. Plan separate small containers for the slab or pier-and-beam concrete.

Choosing a size for Austin projects

  • Teardown of a small house: several 30 or 40 yard hauls for the structure; the slab or piers and any limestone go into small containers.
  • ADU or addition: 20 yards for demolition and framing waste.
